Accessible Homes for Seniors

What is it?

This program is a project of the Maryland Department of Housing and Community Development in partnership with the Maryland Department of Aging. Its purpose is to promote accessibility-related improvements to the homes of seniors.

Who is eligible?

Households below 80% of Maryland state median income levels (see chart below).

Those eligible for the program must:

Be a Maryland resident with at least one resident age 55 or older;

Own and occupy the home to be renovated as their principal residence. Seniors living with relatives will be considered on a case-by-case basis;

House must be structurally sound and free of health and safety hazards; and

Not have any outstanding federal or state tax liens, open bankruptcy or foreclosure.

The underwriting staff will determine eligibility for specific loan programs following review of the application, income verification, credit report, tax assessment, and property value.

What are the benefits?

Improvements may include installation of grab bars, railings, widening of doorways and installation of ramps and installation of handicapped showers. Home improvements such as these represent, for many older individuals, the key to remaining in their home and maintaining their independence. Maryland law requires compliance with health and building codes.

What are the loan terms?

The program provides 0% deferred loans for a term of 30 years to finance accessibility improvements. The maximum loan will be up to 110% of the value of the property, taking into account any superior mortgages.
